Here at Ersa Homes we understand that buying a home abroad can be a daunting experience. To put your mind at rest below you will find detailed information to ensure your purchase is as smooth as possible
1. Phase 1
a) Signing the contract
The reservation contract details the Purchaser’s name, the official address of the freehold property, the price of the property fixed in GBP or Euro, the stage payments (amounts and dates), the date for full completion if it is an Off Plan project, site plan showing the reserved plot/unit, detailed building descriptions and specifications, full terms and conditions of the purchase including any packages.
b) Payment of the holding deposit
The holding deposit is £2,000 or €2,500. This amount can be paid by credit/debit card, cash or by cheque. The deposit is non-refundable. The Purchaser will receive a company receipt for the paid amount, and the unit they have reserved will be taken off the market.
c) Passport photocopies
Military checks are required by law when a foreign national purchases a property. Passport photocopies and documents relating specifically to the property being purchased are sent to the Military Authorities for their approval. We will undertake all necessary paperwork on your behalf. This process can take between 6-8 weeks.
d) Tax number / bank accounts
A tax number is required when opening a bank account and arranging utilities for your new property. We will assist the Purchasers to open bank accounts and to apply for a tax number at the local tax office. Two types of account are usually necessary, either a GBP or Euro account or a Turkish lira account. The GBP/Euro account will be used for stage and final payments and the TL account can be used for direct payments for utilities. The stage and final payments will be required to be transferred to Our Company GBP/Euro bank account directly.
e) Interior Selections
With Off Plan projects, Purchasers will have the opportunity to personalise their new home with their own choice of tile selections , colour of the kitchen cupboards, colour and style of the worktops and many other options.
2. Phase 2
Down payment and Stage payments
The purchase contract determines when stage payments will be made. The banks charge an average £20/30 Euros per overseas transfer fee.
3. Completing the purchase / Transfer of the title deeds
a) Transfer of the title deeds
When the construction is completed, for the final payment, before leaving for Turkey, the Purchaser will need to arrange a bank transfer to their own GBP / Euro bank account here in Turkey.
The Title Deeds will be issued at the local land registry office. The final payment from the Turkish GBP bank account and the transfer of the Title Deeds will occur simultaneously.
If the Purchaser is unable to be in Turkey for the transfer of the Title Deeds, then Power of Attorney for Erşa Homes, solely for the purposes of obtaining the Title Deeds, can be arranged so that we can complete the legal process on your behalf. We will pay the Power of Attorney costs.
The Title Deeds Office will require the following items for each name on the Title Deeds
• Your passports
• 2 passport sized photos for each joint buyer
• Money to pay for the 3.3% purchase tax. (credit cards will not be accepted)
You additionally need to have funds available to pay for the legal fees and costs. This covers the electric, water and mains connection, notary charges, military clearance fees, occupancy permit fees and the compulsory earthquake insurance, etc.
b) Snagging
Upon arrival in Turkey, the Purchaser, accompanied by an Erşa Homes’ member of staff, will be able to inspect the property and check the build quality and standards in accordance with the reservation contract, and if necessary, will create a snagging list.
c) Furnishing of the property
Our After Sales staff will be happy to take the Purchaser on shopping trips, to the same reliable suppliers that we use to design our show homes, so that all the Purchaser’s requirements can be met. This includes the buying of furniture, small electric appliances, crockery and cutlery, light fittings, decorations, etc.
A member of staff will be there to supervise delivery and, if necessary, installation if the Purchaser is not in Turkey when the goods are delivered.
